This report analyzes recent selling prices of residential building lots in North Port, Florida. For this analysis, lots are categorized into four distinct zones based on location and other factors.
Scope of Analysis:
- Lot Size: Primarily standard 10,000 sq ft (80' x 125'), including lots up to 11,000 sq ft.
- Exclusions: Lots in deed-restricted neighborhoods and lots with waterfront.
- Note on Waterfront Lots: Lots on freshwater canals typically command a 15-30% premium over standard, non-waterfront lots.
North Port Lot Zone Classifications
North Port has been divided into four distinct zones to better understand market variations:
1. North Port Prime Lots
- Location: Between Sumter Blvd and Haberland Blvd, and at least 1/2 mile south of I-75.
- Area Size: Approximately 16 square miles.
- Characteristics:
- Excellent access to I-75 and US 41 via Sumter and Toledo Blade Blvds.
- Significant commercial development, including shopping and restaurants.
- Considered the most convenient area to live in North Port.
- Investment Grade: Highest recommendation for purchase or investment.
2. North Port Class A Lots
- Location: Areas 1/2 mile south of I-75, north of US 41, and west of Atwater Blvd (excluding the "Prime Lots" area).
- Area Size: Approximately 16 square miles.
- Characteristics:
- The 1/2 mile buffer from I-75 is to mitigate significant road noise from the highway, which can impact quality of life.
- Excludes most areas east of Atwater due to sparse population and lack of electricity in many parts.
- Investment Grade: Second best area; considered investment grade and recommended for purchase.
3. North Port Class B Lots
- Location: Lots north of a line running 1/2 mile south of I-75 (including those north of I-75) and west of Atwater Blvd.
- Area Size: Approximately 7 square miles.
- Characteristics:
- Often affected by noise from I-75.
- May be less convenient for accessing shopping and schools.
- Investment Grade: Considered a speculative area for purchasing lots.
4. North Port Class C Lots
- Location: East of the canal off Atwater Blvd, encompassing areas both north and south of I-75.

- The area north of I-75 is largely undeveloped with no houses.
- The area south of I-75 has very few houses.
- Potential for future development with highly-rated Sarasota County Public Schools.
