Seller Finance
About ten percent of sellers are willing to finance the purchase of their property and I can help you find such sellers. As a buyer you need to be careful not to overpay in order to get seller financing. Usually sellers want a downpayment of 20 percent and want a balloon payment after 3 to 5 years. Interest rates are negotiable but are usually at rate somewhat above bank rates. Everything about seller-financed deals is negotiable.
Use Your IRA or Keogh Funds
It is possible and relatively inexpensive to set up a self-directed IRA that you can use to invest your funds in real estate assets. I recommend that you read how to do this in "IRA Wealth" by Patrick W. Rice (available at www.Amazon.com ). These self directed plans allow you to keep complete control over your money and funds not invested in real estate are kept in the bank of your choice and you control the checkbook.

You can exchange one investment property for another through a 1031 Exchange and defer for an indefinite period the payment of capital gains taxes.
