Gulf of Mexico Access Waterfront
Building Lot Sales ( Updated February, 2025 )
This report includes most of the Gulf of Mexico access waterfront sales in Port Charlotte, Punta Gorda, South Gulf Cove, Placida, and Englewood during the last three months with some prior sales to give context. Sales volumes increased sharply in 2021 when the FED was goosing the money supply, especially for higher priced lots, and prices moved up a lot. Prices stabilized in 2022 with some weakness in the fourth quarter. Most of the very low priced inventory has been sold off. View lots at the intersection of canals or lots with big water views have become extremely scarce and prices continue upward.
Port Charlotte Sales
In the last 3 months there have been 14 Gulf of Mexico Access waterfront lot sales within the zip codes 33952, 33953, and 33948 which is Port Charlotte. The high price was $360,000, the low was $60,000 and the median was $84,000. The median price a year ago was $90,000.
Currently there are 136 Gulf of Mexico access lots for sale in Port Charlotte at prices from $50,000 to $849,000 with a median asking price of $99,000. Forty of these lots are listed at $80,000 or less while 7 are priced at $300,000 or more. The sold lots with concrete seawalls had a median sale price of $121,000.
Punta Gorda Isles and Burnt Store Isles's Gulf Access Sales-Zip 33950
Although most Gulf Access vacant building lots in this are are in Port Charlotte, about 60 such lots in PGI and BSI sell every year.
Sailboat Lots
North of Marion Axe in PGI there are a few direct access sailboat lots available at prices from $800,000 to $2,200,000.
The remaining vacant, for sale sailboat lots are spread throughout PGI and BSI. There were 9 recent sales at prices from $199,000 to $525,000 with a median price of $369,000. Most of these have to travel several miles through canals to get to open water. There are 49 of these lots for sale sat prices from $190,000 to $1,725,000 with a median of $350,000.
Powerboat lots
Within PGI there is a section where boats have to go under 10 foot high bridges in order to get to open water. This area is bordered by Marion, Bal Harbor and Aqui Esta. There has been one lot sold in the last six months for $150,000. There are four lots for sale at a median price of $295,000.
If you want a powerboat lot, South Gulf Cove has a lot more options at half the price.
South Gulf Cove-Part of Zip 33981
South Gulf Cove is directly west of Charlotte Harbor, across the harbor from Punta Gorda Isles ( www.SouthGulfCove.org ). South Gulf Cove is a couple miles north of the bridge to Boca Grande and the zone of Placida. This is zip code 33981 ( this zip also includes Gulf Cove, a Myakka riverfront community to the north, see below ) on the real estate maps. South Gulf Cove represents about 25% of all the Gulf access waterfront sales in the Tampa Bay to Charlotte Harbor area. There are over 120 Gulf access lots for sale in South Gulf Cove starting at $65,000 for powerboat lots and $99,000 for sailboat lots with seawalls. The most expensive lots in South Gulf are in the Northeast corner of the project (section 93) and are sailboat lots with seawalls that have list prices starting at $119,000.

Gulf Cove is a deed restricted community north of South Gulf Cove on the west side of the Myakka River. All waterfront lots in this area have direct access to the Myakka river and boats only have to get under one 26 foot high bridge to get into Charlotte Harbor and the Gulf of Mexico. There are 14 gulf access lots for sale at prices starting from $101,000 to $625,000 with a median of $178,000. The most expensive lots are directly on the river.
In the last three months there were 7 sales at a median price of $150,000.
