The zone from Venice to Port Charlotte has a shortage of annual rental housing available. This is also mostly a service economy so annual rental investors should concentrate on price points under $2,500 per month. For properties less than 1,200 sq ft, rents run around $1,10 to $1.25 per sq ft per month. In North Port and Port Charlotte, properties over 1,200 sq ft are about $1.00 per sq ft per month. In Venice, 1,200 sq ft + properties are $1,50 per sq ft per month. As a service to my customers, I'll rent and manage your annual rental properties for a 10% commission.
Short term rental investors with single family homes with a pool can get $50 to $60K per year in gross income with 75% occupancy rates. The most important amenities are being close to beaches, golf courses and having a pool. Being close to restaurants and night life also helps.
